A private subdivision of eight plots beside Kertasari beach, on the west coast of Sumbawa. Flat land with its own internal access road and each plot around 500 m² — five ares — sized to build a house or a small guest property without sitting on top of your neighbour. It sits in the middle of the area: one minute by motorbike from the nearest beach, under five from Moro Bay and Pantai Kertasari, and a minute from the sunset viewpoint. Restaurants and shops are two minutes away in either direction. WHAT THE PRICE ABOVE INCLUDES. The €23,301 is the plot WITH legal coverage: setting up the PMA, converting the title to HGB, notary fees and the full administrative process. In other words, the paperwork finished and in your name. It is published that way on purpose, because it is the number you actually walk away with the land for; a bare land price looks cheaper until the notary's invoice arrives. IF YOU ALREADY HAVE YOUR STRUCTURE. The plot on its own is IDR 365,000,000 — €17,718, €3,544 per are. That makes sense if you already hold a PMA in Indonesia and have your own notary. The gap between the two is IDR 115,000,000, about €5,583: not a markup, that work. Prices are agreed in RUPIAH. The euro figure is a conversion at the August 2026 rate and moves with it. HOW IT IS PAID. In three stages tied to the paperwork, not to the calendar: a reservation of IDR 96,000,000 with a signed private contract; a second payment when the process starts — registry split, conversion of the title to HGB and change of ownership; and the final payment against delivery of the documentation, registered in your name. GETTING THERE NOW, AND LATER. There are daily flights from Bali and Lombok to Sumbawa Besar, 40-50 minutes, then 3-4 hours by road. Or the ferry from Bali via Lombok to Poto Tano, and an hour by car. The planned opening of Kiantar airport in West Sumbawa would put Kertasari 15 minutes away: it is the single thing most likely to move this area, and also the thing to watch, because an opening date is a forecast until the first plane lands. WHO IS SELLING. Sumbawa Investment Group develops land in West Sumbawa and keeps part of this same subdivision as its own investment. They work with local notaries, surveyors and legal advisers.
